Occupier Leasing Strategy

The Task

Pret a Manger decided to enter the Irish Market targeting their first opening in 2022. We were appointed in 2021 to commence work on identifying key locations for their first 5 stores. Our role is to identify on and off market opportunities in the agreed locations and negotiate leases in these locations.

The Skills

We met with Pret a Manger to understand they key metrics for new stores, in terms of their size and location requirements and once these were understood produced a list of target locations for the initial store roll out. Bannon carried out searches in the key target locations and identified specific targets. When a target property was agreed with Pret, we negotiated the lease structure and provided support through the legal process.

The Result

As of June 2022, Pret a Manger have two leases agreed, one in negotiation and a further two under offer. The next tranche of targets are being identified to follow in 2023. The first Pret a Manger store opened on Dawson Street in August 2022.
