Our Role

Relying exclusively on a review of lease terms and obligations to determine value has been shown to be of limited benefit by the events of the last two decades when the GFC, COVID and bouts of inflation meant many Occupiers could or would not meet their lease obligations.  
 
This combined with a trend towards shorter lease terms mean that a funder needs to understand the underlying value of the real estate and not just the current committed income. To do this in the retail sector requires an analysis of the turnover that an occupier can generate from a location and what percentage of that turnover can be reasonably expected to flow to the owner as rent. 


Our research is designed to determine the true sustainability of income from commercial real estate assets. We can provide funders with a market based assessment of the security of the income flow, identify the keys risks that may threaten that income and provide you with an informed approach to how to assess break clauses, leases expiries and reviews.
