Leasing Report
The Task
The client sought to establish a new strategic direction for the Blackpool Shopping District. The consultancy team engaged with the client to understand their objectives for the asset and expectations for the report. The scheme comprises two distinct elements, a Retail Park and a Shopping Centre. The task involved developing a leasing strategy tailored to the client’s goals of enhancing the asset’s value, identifying and targeting potential occupiers, and achieving full occupancy. This strategy incorporated market analysis, occupier profiling, and catchment analysis, aligning with the client’s vision to integrate the separate retail centres into a single cohesive destination, ultimately maximizing the asset’s potential.
The Skills
The consultancy team utilised their expertise in local and regional retail hierarchies to develop a bespoke catchment for Blackpool Shopping District. This analysis classified the catchment into two distinct customer pools with unique demographics, enabling the client to effectively target potential occupiers. The team identified gaps in the existing occupier mix and recommended new retailers to enhance the scheme’s value by attracting additional occupiers to the district. They also advised the client on future improvements to the Shopping District, such as enhancing connectivity between the Retail Park and the Shopping Centre, to boost its appeal and value for both occupiers and consumers.
The Result
The consultancy team developed a comprehensive leasing strategy, offering the client guidance on target occupiers informed by catchment data and projected consumer spending. The team also proposed asset management initiatives and compiled a wealth of information to support the creation of tailored marketing materials for target occupiers, as well as a leasing brochure.
